Silicone roof coating for eligible flat and low-slope roofing systems in New York City and Westchester County. A properly prepared coating system can help protect an existing roof surface and address weather exposure when the underlying roof is suitable for restoration.
Roof coating is not a substitute for every roof replacement. Before coating, the existing membrane, seams, penetrations, flashing, drainage and areas of trapped moisture or deterioration should be evaluated. Where the roof is a good candidate, preparation and localized repairs are completed before the coating system is applied.
If the membrane is extensively deteriorated or the roof assembly requires replacement, we can instead prepare a repair or replacement scope. See our Flat Roof Repair page for related options.
A typical coating scope may include cleaning and preparing the roof surface, repairing eligible cracks or membrane defects, reinforcing seams and details as required, addressing penetrations and flashing, and applying the specified silicone coating to the prepared surface. Final scope and coverage depend on the existing roof and the coating system selected.
It can be part of a leak-prevention or restoration system on a suitable roof, but active defects should be identified and repaired during preparation rather than simply coated over.
No. Compatibility and existing roof condition matter. We evaluate the roof before recommending coating, repair or replacement.
